Cobble Hill School Loft

This project involved the renovation of an early 20th-century school building, located in the landmarked section of Cobble Hill, which had been converted into condominiums in the 1980s. Many apartments in the building still retain unique details from its former life as a school, such as blackboards and other original features.

The clients, a young family with a teenage son, sought to maximize the apartment’s limited floor space while adhering to a strict budget. To achieve this, the design took advantage of the apartment’s high ceilings by adding a mezzanine, creating additional usable space without expanding the footprint. MuNYC worked closely with the project’s structural engineer to develop an efficient platform for the mezzanine that seamlessly integrates into the layout. Both bathrooms and the kitchen were renovated, with a simple white color palette, contrasting with the soft original flooring that was retained, and the natural steel elements of the mezzanine structure.

In addition to comprehensive architectural services MuNYC also provided all necessary approvals with the NYC Landmarks Preservation Commission and the Department of Buildings to ensure full compliance with local regulations.

The result is a functional and efficient layout that expands the family’s living area while preserving the charm and character of the historic building. This project is a blend of creative space optimization and budget-conscious design, providing the family with a stylish, practical solution that respects the architectural history of the building.
